There can be issues that arise while your home is listed for sale.  When I am the listing agent, I find that the first phone call the homeowner makes is to me and I expect them to rely on me for assistance and problem resolution. A recent transaction involved a gas leak in a home that was detected during the final inspection by the new buyer.  The seller had already moved out of state.  Quick resolution was necessary so as not to delay closing and the source of the leak was quickly identified and the situation resolved.
